Commercial Corporate

PropNex’s Commercial Department is a turnkey commercial property consultancy service provider catering to the needs of a diverse clientele.

It employs a unique Project Concept Development-Value Enhancement-Marketing methodology that effectively assists clients in achieving their business objectives. Their highly creative, ability-driven team encompasses the aptitude to resonate with the challenges of the demanding property market in Asia.

Its dynamic versatility in the property sector is showcased in its flagship project: Playground @ Big Splash. The formerly lacklustre Big Splash was redeveloped into the Playground@Big Splash, an entertainment, educational and recreation hub for the family, with a mega live Seafood restaurant, a mega KFC outlet, a first Sushi Tei Japanese restaurant in the east, a mega Chiltern House (Julia Gabriel Pre-school Enrichment centre), and many more.



CPT (NS) Charles Chua heads the Investment and Commercial Sales
departments of PropNex.

Armed with a Diploma in Business Studies (Business Finance and Banking)
from Ngee Ann Polytechnic, Charles completed his National Service with the
rank of LTA and started working for the family business that was
in a sunset industry. He helped the business to divert and divest into
Research & Development.

He helped to found MediPearl Pte Ltd, a research & development business in TCM, in 1990. MediPearl’s main objective was to merge TCM with western medical technologies in search of a cure for cancer (clinical trials). Two clinical trials on cancer patients in terminal stage were completed at Singapore General and Gleneagles Hospitals. One clinical trial on osteoporosis was also completed at the National University Hospital.

In 1996, Charles became one of the founders of Ability Driven Education Pte Ltd, an ability-driven, knowledge-based intellectual capital management setup. The company initiated and managed projects, including:

  • HITS, a healthtrek Information Tracking system;
  • OHP (Orchid Hybridization Program), to develop new orchid species;
  • Rainbow Corn Course, to develop colored corn by genetics;
  • Anti-viral detector, a mobile detector to detect and analyse avian flu and other diseases; and
  • DNA Tree, a creative DNA reading device that deciphers and decodes the data and findings of the human DNA to form a tree, to show that all humans are linked genetically.

In 1988, Charles started his real estate career as a property agent to supplement his endeavours and dreams in Research & Development. He joined PropNex in 2000, where he handles a dual-portfolio as the head of department for the Investment Sales Department, as well as the Commercial Department.

As the head of the Investment Sales Department, with a mission to create a presence in the market, he has been instrumental in delivering optimal results to the company with a sales turnover crossing more than $500 million in the last two years.

In 2006 and 2007, as the head of the Commercial Department, Charles spearheaded the revamp of the Big Splash, an iconic project in Singapore located in East Coast Park. From the outset he championed the development of an identity and concept for our client to giving consultations to the client for the right tenancy-mix.

As PropNex representative, and together with Singapore top-notch architects, engineers, property developers, Charles also participated in a consultation group for the Urban Redevelopment Authority (“URA”) Focus Group in 2007, providing consultation and advice to URA on the future planning guidelines and regulations.

Creating new business alliance, Charles initiated business collaborations with various financial institutions and Real Estate Investment Trusts (“REIT”), strengthening our fundamentals and positioning the organisation for the next wave.
