Tenant to be responsible for all minor repairs and routine maintenance, including replacement of electric light bulbs and tubes in your own room up to Singapore Dollars TWO HUNDRED & FIFTY ONLY (S$250) per item/ per repair. If the minor repairs occur in the common areas, the minor repair up to S$250 will be divided equally among all tenants staying in the unit.

In the event that the repair cost exceeds the aforesaid amount, the Landlord shall pay the amount in excess of such provided always, that such repairs were not caused by the wilful negligence of the Tenant/s.
