Four New Freehold Semi-Detached Houses In Bo Seng Avenue/ Whitley Road Available For Sale; Price Ranging From About $7.2 Million To $8.2 Million Each

SINGAPORE, 30 May 2023 – PropNex Realty has been appointed as the exclusive marketing agent for the sale of four new freehold semi-detached houses in Bo Seng Avenue / Whitley Road in Singapore’s prime District 11 in the Core Central Region. The four properties - in 4 and 6 Bo Seng Avenue, as well as 101 and 103 Whitley Road - are part of a newly-developed private landed housing project, which has a total of six semi-detached homes. Two (8 and 10 Bo Seng Avenue) of the six properties have already been sold.

The land size of the four semi-detached homes ranges from approximately 2,174 sq ft to 2,342 sq ft, with built-up area spanning from about 4,043 sq ft to 4,684 sq ft. The four properties each has a basement level with space for car parking, and two-storey plus attic, which comes with 5 bedrooms and a helper’s room, as well as an internal lift. Prices of the semi-detached houses range from around $7.2 million to $8.2 million each, which translates to between $3,227 psf and $3,500 psf based on their respective estimated land area. The landed home project is expected to obtain its temporary occupation permit (TOP) in June 2024. The semi-detached houses are located in an exclusive private landed residential enclave that is zoned for 2-storey mixed landed housing, and they are not far from the Bukit Tunggal good class bungalow area (GCBA).

Henry Benjamin Lim, Head of Good Class Bungalows and Prestige Landed at PropNex, said, “In recent years, the growth in landed home prices have outpaced that of non-landed private residential properties, and we expect the scarcity of landed homes amidst stable demand to continue to help underpin prices. Based on the per square foot pricing on land area, the prices of the four semi-detached homes in Bo Seng Avenue and Whitley Road are attractive and relatively comparable to that of recently transacted brand-new landed homes in the vicinity, such as in Chancery Lane, Jalan Novena, and Mount Rosie which ranged from over $3,200 psf to $4,456 psf.”

There are several schools within a short drive from the properties, including Anglo-Chinese School (Primary), Anglo-Chinese School (Junior), Anglo-Chinese School (Barker Road), CHIJ Primary and Secondary (Toa Payoh), Singapore Chinese Girls’ School, St. Joseph’s Institution, Raffles Girls’ School (Secondary), EtonHouse International School, and Chatsworth International School. Meanwhile, Catholic Junior College and the Thomson Medical Centre are minutes’ walk from the landed project. (ACS Primary will relocate to Tengah from 2030; ACS (Junior) to be situated in Barker Road campus in 2039.)

Mr Lim added, “Many Singaporeans desire to own and live in a private landed property and freehold landed homes are very much sought-after as they are seen as a better store of value over time, given their limited stock and freehold tenure. Many landed home buyers are also purchasing the property for estate planning and wealth preservation. The four semi-detached houses in Bo Seng Avenue and Whitley Road are anticipated to draw interest from local buyers, particularly those who are looking for spacious homes or at multi-generational family living.”

Meanwhile, amenities such as Velocity mall, Square 2, United Square Shopping Mall, Newton Food Centre, Raffles Town Club, Singapore Botanic Gardens, and Balmoral Plaza are under 10 minutes’ drive from the landed properties.
