The upcoming Irwell Hill Residences in River Valley is among the most anticipated launches of 2021. Developed by City Developments (CDL), the 540-unit project is an embodiment of modern city living, on the edge of the glitzy Orchard Road shopping belt.

Located in District 9, one of the most prestigious residential districts in Singapore, Irwell Hill Residences will appeal to diverse groups of buyers and investors who wish to live in an exclusive private housing enclave while still being able to enjoy all the convenient and fun experiences of residing downtown.

When this 99-year leasehold site in Irwell Bank Road was launched for tender - under the Government Land Sales (GLS) programme - in October 2019, it attracted strong interest from developers, with CDL beating six other tenderers to the plot. Its winning tender of $583.9 million works out to a land rate of $1,515 psf per plot ratio (ppr) for this rare GLS site in the Core Central Region (CCR).

Exclusive and exciting
Generally, the GLS does not offer that many residential sites in the CCR, especially one that is near to Orchard Road - which makes Irwell Hill Residences all the more special. Nestled in the heart of central Singapore, the project is steps away from a wide array of entertainment, F&B, and lifestyle options.

It is a short walk away from the recently-renovated Great World City shopping mall which offers a range of dining choices and retailers, including supermarkets Cold Storage and Meidi-Ya, Golden Village, Best Denki, Tokyu Hands, Zara, Scoop Wholefoods, Sephora, Din Tai Fung, Kuriya Dining, PS.Cafe, Pat’s Schoolhouse etc. Future residents can also shop and dine at nearby malls in Valley Point and those along Orchard Road, such as ION Orchard, Ngee Ann City and Paragon.

Further off Orchard Road is another must-visit destination: Dempsey Hill. Formerly a nutmeg plantation and then a military camp, the rustic attraction is now a dining, entertainment and lifestyle cluster.

After sundown, future residents of the development may want to head over to Robertson Quay to enjoy the bustling nightlife and take in the stunning view of the Singapore River while enjoying a meal in al fresco setting. If hawker fare tickles your fancy, look no further than the Zion Riverside Food Centre – just minutes’ stroll away - which is due to re-open very soon following upgrading works.

For heritage lovers, take a jaunt through Tiong Bahru estate nearby to admire the unique architecture of conserved pre-war flats. The hip neighbourhood is also home to many charming cafes, eateries, the Tiong Bahru Market, shops, and street art – perfect for a weekend leisurely stroll.

Verdant gardens and recreation
Although Irwell Hill Residences is located in the city, it is not far from verdant gardens. It was reported that plans are afoot to create a linear park in the area, which will link residents from River Valley to Kim Seng Park and the Alexandra Canal Linear Park.

In addition, the upcoming development is also a short drive from three nearby parks: Singapore Botanic Gardens; Fort Canning Park; and Pearl’s Hill City Park. In particular, the Singapore Botanic Gardens, which has been inscribed as a UNESCO World Heritage Site in 2015, is a popular destination among locals and tourists alike. Cultural and musical events are also regularly held at the Singapore Botanic Gardens and Fort Canning Park. These parks provide a quiet sanctuary away from the hectic city life and an antidote to stress from demanding work.

Recently, the authorities announced initiatives for a green connection from Orchard to Singapore River. This is part of plans to enhance Orchard Road as a lifestyle destination and to ‘Bring Back the Orchard’ – aimed at transforming the prime shopping street into a lush green corridor.

Why it is attractive?
One of the biggest attractions of Irwell Hill Residences is its proximity – about 200 metres - to the future Great World MRT station on the Thomson-East Coast Line (TEL), which is slated to be fully operational by 2024.

Numerous attractions will just be a short hop away from Irwell Hill Residences via the TEL. These will include Marina Bay, Gardens by the Bay, and the Founders’ Memorial. Commuting to work in the central business district will also be a breeze with the Shenton Way station just four stops from the Great World MRT station.

Families with school-going children or couples planning to have kids in the future will be glad to know that the development is near to many schools, such as River Valley Primary School, Anglo-Chinese School (Junior), St Margaret’s Primary School, Zhangde Primary, Crescent Girls’ School, Gan Eng Seng School, Outram Secondary School, ISS International School, and Dimensions International College.

In addition, CDL is an established and reputable developer in Singapore – a trusted name behind many residential projects here, including Echelon, St. Regis Residences, Gramercy Park, South Beach Residences, and Nouvel 18 among others.
