Three Adjoining Strata Office Units At SBF Center In Robinson Road Put Up For Mortgagee Sale Via Tender

11 June 2024, Singapore - PropNex Realty has today announced that it will be launching the sales tender for three adjoining strata office units at the Singapore Business Federation Center (SBF Center) on 12 June 2024. The three strata units are located on the 13th floor of the building and has a combined floor area of about 1,969 sq ft.

The SBF Center is a 31-storey Grade A commercial building that is prominently situated at 160 Robinson Road, in the central business district (CBD). It has a 99-year leasehold tenure beginning from 21 December 2011. Office units in the building occupy floors from from the 10th to the 31st storey.

The building is within walking distance to the Tanjong Pagar MRT station on the East-West Line via sheltered linkways, and has a bus stop at its doorstep. The SBF Center - which has F&B space, medical suites, and office units - is a Platinum Green Mark building and it has features such as a landscaped Sky Terrace, a lap pool, generous floor to ceiling height for office units, as well as a spacious and impressive drop-off area for visitors.

Tracy Goh, Head of Auction and Capital Markets, PropNex, said, "The SBF Center, which was completed in 2016, is the newest Grade A, 99-year leasehold strata office property in the prime CBD area. The three strata units are offered for mortgagee sale collectively via tender, and are not for sale separately. They will be sold with vacant possession and all interested parties are to submit their offer before the tender closes on 4 July 2024, at 2pm.

The guide price for the three strata office units offered for sale is not disclosed. Based on URA Realis caveat data, there were three transactions done at the SBF Center this year - two in January, and one in March - which fetched a unit price ranging from $3,117 psf to $3,503 psf.
