HDB Flats Due To Reach MOP In 2022: Attractive Projects You Should Look Out For In The North East Region

In this 4-part series, PropNex looks at some of the HDB projects that are due to meet or have just met their 5-year minimum occupation period (MOP) in 2022. This third blog in the series looks at the North-East Region, where an estimated 7,797 flats could exit their respective MOP this year. The bulk of these flats can be found in Punggol, followed by Ang Mo Kio, Sengkang, Hougang, and Serangoon. The 150 flats in Serangoon at Golden Ginger are studio apartments catered specifically to those 55 years old and above.

Several popular neighbourhoods are found in the North-East Region, such as Ang Mo Kio and Hougang, as well as newer towns like Sengkang and Punggol. With the government’s plans to inject more housing options in areas like Lentor Hills, Lorong Chuan and Hougang, the North-East Region is set to get a lot livelier.

In addition, new employment centres will also bring jobs closer to home. Among them, the Punggol Digital District will house innovative industries while the 320-ha integrated hub, Seletar Aerospace Park will host a wide range of aerospace activities, including maintenance, repair and overhaul services, manufacturing, R&D amongst others.

Residents of the North-East region can also look forward to more convenient and seamless commute to the city and rest of Singapore when the Thomson East Coast Line and Cross Island Line are completed.

ANG MO KIO
Ang Mo Kio, a mature HDB estate with plentiful amenities tend to be a sought-after neighbourhood among many families. In particular, Kebun Baru Court (at 260A & 260B Ang Mo Kio St 21) – which was launched for sale under the January 2013 Build-to-Order (BTO) exercise – comprises 283 units of 4- and 5-room standard flats in two residential blocks that are 26 and 28 storeys high. As at early-August, there were about 20 resale transactions for 4-room flats here, with prices ranging from $740,000 to $918,000. Meanwhile, some 10 5-room resale flats were sold, fetching prices between $938,000 and $1.15 million

Amenities:
Kebun Baru Court is located in Ang Mo Kio Street 21, just across Mayflower Secondary School and is within walking distance to the Mayflower MRT station (Thomson-East Coast Line) which is about 470m from the HDB project.

When the TEL is fully completed, residents will enjoy direct access to the city, such as to Orchard Road, Great World City, Outram Park, Maxwell Road, Shenton Way and Marina Bay.

Apart from the eating house at Kebun Baru Court, residents can also visit the Kebun Baru HDB mall and the Kebun Baru Market and Food Centre nearby for their daily necessities and more food options. For recreation offerings, the Bishan-Ang Mo Kio Park and the Kebun Baru Community Centre are also just a short walk from the HDB blocks.

Schools: Ai Tong School, Ang Mo Kio Primary and CHIJ St. Nicholas Girls’ Schools are all within 1km from Kebun Baru Court. Others in the vicinity also include Catholic High School, Mayflower Secondary School, Peirce Secondary School, Eunoia Junior College, Anderson Serangoon Junior College, and Nanyang Polytechnic.

SENGKANG
Fernvale Riverwalk in Sengkang is another MOP project that may interest buyers. This project consists of four residential blocks with 727 units of 2-, 3-, and 4-room standard flats. It is bounded by Sengkang West Avenue, Fernvale Link and Punggol Reservoir. Fernvale Riverwalk was offered under the July 2013 BTO exercise. At least 25 resale flats have been sold here between March and August 2022. These included 2-, 3-, and 4-room flats which were resold for prices ranging from $280,000 for the smaller flats to $588,000, according to transaction data.

Amenities:
Fernvale Riverwalk is conveniently situated at the door step of the Layar LRT station, which is one stop to The Seletar Mall via Fernvale LRT station, and three stops to the Sengkang MRT station on the Northeast Line where residents can enjoy more amenities such as the Compass One mall, Sengkang Public Library, and the Sengkang Bus Interchange. For healthcare needs, there are the Sengkang General Hospital and Sengkang Community Hospital in the vicinity.

Schools: There are numerous schools around the project, including Anchor Green Primary, Fern Green Primary, Fernvale Primary, Sengkang Green Primary, Springdale Primary, Pei Hwa Secondary, and Nan Chiau High School.

PUNGGOL
Matilda Court, an upcoming MOP project along Sumang Lane may appeal to families who want to live amid lush greenery. It was launched under the January 2014 BTO exercise and features 1,162 units of 2-, 3-, 4- and 5-room standard flats across 10 17-storey blocks.

Amenities:
Matilda Court is not particularly near a train station, with the Soo Teck LRT station being about 10 minutes’ walk away. Once there, it is merely a stop from the Punggol MRT station which links to the Northeast Line. In the town centre, residents can enjoy a myriad of retail and F&B options at the Waterway Point mall. Nearby recreational offerings include the Sengkang Riverside Park, My Waterway @ Punggol, the Sengkang Sports Complex and Punggol West Community Centre.

Schools: Schools in the area include Compassvale Primary and Secondary, Punggol Green Primary, Springdale Primary, Valour Primary, Nan Chiau Primary, Nan Chiau High School, Edgefield Secondary, Punggol Secondary, and CHIJ St. Joseph’s Convent.

HOUGANG
Another recently MOP project that could interest buyers is Hougang Meadow in Upper Serangoon Road near Hougang town centre. The project was offered under the November 2013 BTO exercise and comprises 732 units of studio apartments, 3-, and 4-room standard flats. It consists of six residential blocks that are 16 to 18-storey in height. Based on transaction data, there were 71 resale transactions from January to early- August for 3- and 4-room flats, with resale prices ranging from $430,000 to $748,000.

Amenities:
Hougang Meadow has attractive location attributes being near Hougang Central where a range of amenities can be found, including the Hougang MRT station, the Hougang Central bus interchange, Hougang Mall, Kang Kar Mall and the Cheng San Public Library. The Nex shopping mall is also within easy reach as it is just two MRT stops from the Hougang station. The Punggol Park is also a short way away, offering residents more recreational options.

Schools: Nearby schools in the area include CHIJ Our Lady of the Nativity, Holy Innocents’ Primary School and High School, Montfort Junior School, Punggol Primary, Serangoon Secondary, Montfort Secondary and Xinmin Secondary.
